  1. You get a guarantee. These are usually the Buildmark by the National House Building Council (NHBC) which is a ten year warranty and protection scheme. However there are other companies who provide similar deals they include Premier Guarantee and LABC Warranty.
  2. Utility bills are cheaper. New homes are constructed using greener building methods and boast energy efficient appliances and are mostly triple glazed all of which means they’re cheaper to run than many older properties.
  3. Safety is standard. Due to the rigorous constructions rules that must be met there is a raft of securities that are included in the price of your new apartment, town house or detached property. These include window and door locks, alarms, security lighting and fire safety.
  4. You’ll save money. Because all the cosmetic finishes have been done for you – including the colour of your front door and kitchen – you won’t have to spend a fortune on decorating or DIY when you move in.
  5. No chain equals a big gain. Unlike older properties you won’t have to get caught up in the stress of a long chain which is reliant on others buying and selling their properties which could jeopardise your home.
  6. Help is at hand. There are lots of financial schemes in place for new build homes such as the Government’s Help to Buy and Starter Homes one which aides first-time buyers in England to get on the property ladder.
  7. You can design your own home. If you buy off-plan, i.e. before a building has been completed some developers give you the option to decide upon décor, layout and functionality of the overall space.
  8. Finished to perfection. Included in most new build contracts is a ‘snagging’ list. This means that all the paintwork, woodwork, fixtures and fittings have to be checked by the construction company before you say you are totally happy with it. So if a crack appears in the plasterwork or a kitchen cupboard isn’t closing properly you can get it fixed.
